The construction and sale of housing continues to grow in 2017

The financial entity BBVA highlights the positive evolution of the real estate market in the beginning of 2017. It indicates that the purchase of housing will continue to find support in mortgage financing, construction will continue to grow and the sale of housing will maintain the pace of expansion.

In this sense, it stands out that the sale of housing maintained the growth rate supported by the good performance of employment and mortgage credit, while the construction activity maintained the dynamism. According to data from the General Council of Notaries, 72,371 homes were sold in the first two months of 2017, 13.9% more than in the same months of 2016.

The improvement of employment in Spain pushes to buy housing.

Among the factors that BBVA points out as determinants of the improvement of the real estate sector is the labor market in Spain, which has continued to improve, as reflected in both the Social Security affiliation data and the Population Survey Active (EPA).

Low interest rates help new buyers.

In addition, the mortgage market continues to support residential demand. The new credit for the purchase of housing increased in the first quarter of 2017 23.5% year-on-year, without taking into account refinancing, according to data from the Bank of Spain. At the same time, in the first two months of 2017 almost 12,800 homes were targeted, 20.3% more than in the same months of 2016.

The land market continues to boom.

Finally, BBVA points out that the dynamics of the land market is still positive, since in the first two months of 2017 the number of land transactions increased at a year-on-year rate of 12.8%, which meant an increase in the area traded of 8.8% in the same period of time.
