The Bank of Spain highlights the good health of the Spanish real estate sector
Experts predict that 2017 can be closed with a total of 525,000 transactions.
The real estate sector Spain is in the recovery phase. This has been stated by the Bank of Spain in its latest report of the Spanish economy in the third quarter of 2017. The housing market is advancing on the path of recovery. It stands out in terms of prices, purchase operations and the start-up of new projects of new construction.
Housing transactions show an increase since 2014. Specifically, in 2016, about 455,000 sales were recorded. This represents a 14% increase over 2015. An increase that is mainly based on the segment of second-hand housing, while new housing transactions continue in the trajectory of slight declines.
Rising prices, but still far from the housing bubble years.
The cost of housing fell by 37% in nominal terms and by 45% in real terms from the peak level of the third quarter of 2007 to the lowest of the first quarter of 2014. Following this a trend continues to grow. There are advances of 16% that do not go to the same measure according to the geographical location.
The mortgage signatures also rise.
Banking institutions are offering greater financing facilities, non-existent in previous years. But they also examine any request with greater caution. Last July, the number of mortgages was signed. Specifically, the houses registered in the property records stood at 24,863, 32.9% higher than the same period in 2016.
