Foreigners buy 13% of homes in Spain

Buyers from other countries buy in Spain 56,600 homes per year, an average of 15,600 per quarter.

According to the Real Estate Statistics of the Association of Registrars for the second quarter, between April and June, 119,408 housing sales were registered in the registers of the property, 10.7% more than in the same quarter of 2016. It is the highest result since 2011 and represents an increase of 5% over the previous quarter. In the last twelve months, 429,624 transactions have been registered, being also the highest year-on-year result of the last six years, with a year-on-year increase of 11.9%.

According to the degree of use, new housing presents a quarterly decrease of 2.07%, registering 20,065 sales and purchases. The housing used is the highest result of the last ten years, with 99,343 sales and 6.54% more than in the previous quarter.

The weight of the purchase of foreign housing remained stable during the second quarter in relative terms, with a share of 13.1% of total purchases and sales. This has resulted in figures around 15,600 quarterly sales. In cumulative year-on-year terms, 13.2% of foreign purchases were reached, remaining stable at record highs, with figures close to 56,600 annual home purchases made by foreigners.

By nationality, the British continue to lead the ranking with 14.9% of purchases made by foreigners, increasing their operations from the historical low of the previous quarter (14.5%) and stopping their continued decline in recent quarters. The rest of the nationalities with the largest share of purchases by foreigners were French (8.5%), Germans (7.8%), Belgians (6.4%), Italians (6.2%), Swedes %), Romanians (5.4%), Moroccans (4.3%) and Chinese (4.1%). The first six nationalities account for half of the total purchases of housing made by foreigners.
