The moderation of the sale of housing does not affect the growth of the construction
BBVA Research points out that, although the sale of homes maintains the tone of "moderation" of previous months, at the moment its behaviour does not affect the construction activity, which "continues to exhibit robust growth."
This is the latest Real Estate Observatory in Spain, prepared by BBVA Research, the financial institution's research department, which emphasizes that the determinants of demand maintained the "good tone", so "it seems that they will follow the tenor Of consumer data and consumer confidence in January".
The observatory notes that, according to data from the General Council of Notaries, during November 2016 the number of home sale transactions amounted to 40,464, implying a month-on-month contraction of 3.1%, after correcting the seasonality of the serie. This "maintains the tone of moderation that had been showing sales in recent months."
However, in interannual terms, transactions showed a growth of 11.8%, above the one recorded in the previous month. This increase was due to a less marked decrease in the sale of new homes (-5.2%) and a higher growth of used housing operations (13.9%).
Almost 13% more sales than the previous year.
As a result, between January and November 2016, 408,097 homes were sold, an increase of 12.9% over the same period of the previous year. In fact, during these eleven months, sales were surpassed throughout 2015. "Good tone" of the determinants of demand. In addition, BBVA Research stresses that the determinants of demand continue to favour a growth in residential sales.
The mortgage market moderates growth
In December, the volume of new loans granted to households for house purchases contracted 17.1% year-on-year, according to the Bank of Spain. According to BBVA Research, this moderation is in line with that seen in the number of mortgages signed. In any case, this new credit item grew by 5% in the year as a whole. Mortgages signed for home purchases grew by 12.1% year-on-year in November, an increase lower than the average of previous months, and in the first eleven months of the year mortgage home purchase firm accumulates A growth of 21% year-on-year.
