Rise in Spanish House Prices Moderates to 3.9% in Q2

According to the latest House Price Index data published by the National Statistics Institute, the price of housing in Spain increased by 3.9% year-on-year in the second quarter of the year,

This data is almost two and a half points less than the 6.3% year-on-year increase registered in the first quarter. This most recent increase represents the ninth consecutive quarter in which housing prices have registered positive year-on-year rates.

With regard to the type of dwelling, new housing prices increased by 8.4% compared to the second quarter of 2015, which is more than two points higher than the increase registered in the previous quarter (+6.1%), while the price of second hand housing rose by 3.2% year-on-year in the second quarter, which is more than three points lower than the advance recorded in the first quarter, of +6.4%.

Two consecutive quarters rising

Quarter-on-quarter (second quarter over the first quarter of 2016), housing prices in Spain increased by 1.8%, accumulating two consecutive quarters of rises.

Between April and June the price of new housing increased by 3.7% over the previous quarter, and is 1.1 points higher than the increase registered in the first quarter. Second hand housing prices rose by 1.5% quarter-on-quarter, compared with a rise of 1.3% registered in the previous quarter.

The HPI published by the National Statistics Institute is compatible with the requirements of Eurostat and complements data published on a quarterly basis by the Ministry of Development. Among its objectives is to serve as an element of comparison between the EU Member States with regard to housing prices.
